permithub is a free, informational tool. It aggregates publicly available data and presents estimates and interpretations to help you get oriented on a Texas Hill Country property. It is not professional advice and not a substitute for independent verification. Always confirm anything that matters with the official source before you rely on it.
What permithub is
A hobby project that pulls together public records — FEMA flood maps, USDA soil & hardiness data, TWDB well records, US Census geographies, FCC broadband data, and city/county zoning layers — and summarizes them for a given address. Every reading links back to, or names, its official source.
What permithub is not
- Not legal, real-estate, financial, appraisal, engineering, or surveying advice. No professional relationship is created by using this site.
- Not a valuation or appraisal. permithub does not estimate a property's market value.
- Not a substitute for a professional inspection, land survey, title search, or permit application. Those are done by licensed professionals and the relevant authorities.
- Not an official determination. A "Deal Check" verdict, score, or zoning result is a convenience summary — the county, city, state, and your own licensed professionals are the authorities.
Accuracy & no warranty
The data comes from third-party public sources that can be incomplete, outdated, mismapped, or temporarily unavailable. permithub is provided "as is," with no warranty of accuracy, completeness, or fitness for any purpose. When a data source can't be reached, permithub says so rather than guessing — but you should never treat any result as final.
